Quadoro Acquires Office Property in Duisburg for Sustainable Special AIF

Quadoro Investment GmbH is the Alternative Investment Fund Manager of the open-ended special AIF Quadoro Sustainable Real Estate Europe (QSREE), and as such has acquired the ICC Business Center in Duisburg for the fund.

The key factors for the acquisition were the property’s above-average sustainability rating and profitability. In addition, the property serves to further boost diversification of the portfolio.

Constructed in 2002, the office building is located not far from the main railway station and borders on the inner-city pedestrian zone. The rental space comprises more than 16,000 m² and is currently let to several companies. The main tenant is a company owned by the state of North Rhine-Westphalia. The building has six upper floors and two underground levels. The property also includes 232 parking spaces. District heating, barrier-free accessibility and flexibly configurable office space along with excellent surrounding infrastructure and transport connections affirm the building‘s sustainability.

Michael Denk, Managing Director of Quadoro Investment GmbH, commented on the purchase: „With the acquisition of the building in Duisburg, the QSREE fund now comprises 22 properties. The sustainability assessment of all fund properties is particularly important to us and is ensured by Sustainable Real Estate AG, the fund’s external sustainability advisor.“

In November 2020, the special AIF QSREE opened its 9th closing since its launch in 2015. The fund‘s real estate assets currently amount to more than EUR 400 million and continue to increase their performance.

The transaction was arranged as part of an exclusive sales mandate by Anteon Immobilien from Dusseldorf.
